| Abstract |
| In the late decades, urban politics in our region, have been signed by the decrease of the State’s regulations to favor market and private sectors free actions. Based on the characteristics of urban soil market this regulation process has result in most of big and medium Latinmerican cities, into an horizontal expanding process of a relatively lower density in a dynamics of urban development that concentrates in the periphery of the cities, which impulsed, since last decade, to produce the occupation of those served central areas facing urban development to the compact model city configuration. In La Plata city, the decreasing phenomenom of central areas isn‘t generalized. The decreasing process in old city area, registered in 1980 and 1991 census has partially turned, according to last censun information about population and housing in 2001, while the current situation in the area announces major increasing of central areas for the 2011 next census. In this case, it’s evident that urban development desregulation doesn ‘t prevent the city to consolidate into a compact model of city, though it ‘s not in an homogeneus way. The present work explores the relationship level that keeps this pattern with the ordinance on soil uses in present situation, and in future medium alternative tendency terms, formulating arranging rules to keep urban quality in old urban area quarters in density urban stages. |
